Sunroom Installation

Renovated room with new plank flooring and a modern light fixture

Exterior Remodeling

Sunroom Installation done properly

The first question is whether you want a room you can use in January, because that decides everything else.

What this work involves

A three-season room is a simpler build: enclosed, weathertight, but not insulated or conditioned to the same standard. A year-round sunroom is a conditioned addition and gets built to the same envelope requirements as the rest of the house.

Open great room with hardwood flooring and tall windows

Glass area is the tension. The reason for the room is light, and glass is the worst-performing part of any envelope. Good units and correct orientation matter more here than anywhere else in the house.

Converting an existing covered porch is often the cheapest route, provided the existing foundation and roof can take it. We check both before proposing it.

The sequence on a job like this

  • Decision on three-season versus conditioned, which drives the whole build
  • Foundation and existing roof assessed if converting a porch
  • Framing, envelope and glazing appropriate to the intended use
  • Heating and cooling extended for year-round rooms, then interior finishes

What we look at before quoting sunroom installation

Every sunroom installation job starts the same way: we look at what the new work has to sit on. Converting an existing covered porch is often the cheapest route, provided the existing foundation and roof can take it. We check both before proposing it.

It is slower at the front end and saves you grief later. What we learn during that first visit is what lets us give you a quote that holds once demolition starts.

Worth knowing

The thing that usually goes wrong

Enclosing a porch on a slab that was never meant to carry a conditioned room. The floor is cold, uninsulated and cannot be fixed afterward.

What separates a remodel that holds up from one that starts failing in a couple of years is mostly hidden. It is the surface under the tile, framing that got straightened before drywall, and roof decking that was replaced instead of shingled over.

If you want a look at yours, call (678) 665-7771 or send us a note. The walkthrough is free and Igor will give you a straight answer about scope.

Where we do this work

Every city we cover is on the service areas page. The short version: Roswell is home base, and the work reaches across Fulton, Cobb, Cherokee, Forsyth, Gwinnett and DeKalb, from Alpharetta, GA and Woodstock, GA to Marietta, GA and thirty-nine more.

Have a look at the gallery for finished work, or call (678) 665-7771 and we will come out.

How scope drives cost

Two versions of the same project can differ enormously depending on choices that have nothing to do with what you can see at the end.

People tend to worry about countertop and tile prices. The decisions that really move cost are structural, like relocating a tub or taking out a wall.

We will lay out where those decision points are for your project, including where spending more genuinely buys you something and where it does not.

The permitting side

We handle permits and inspections as part of the job rather than treating them as your problem.

The rules here are not uniform. Six counties means six sets of requirements, and on top of that individual cities within them have their own. We work out what applies before design gets far.

Inspections are useful. They catch exactly the details that cause failures later, and an inspector looking at a ledger connection or a rough electrical run is a second set of eyes we are happy to have.

What it is like to have us here

Predictable hours, the same faces, and a site that gets cleaned before we leave. Floor protection and dust barriers go in before work starts.

You will know who is coming and roughly when. If a subcontractor is on site for a day, you will know that in advance too.

Questions get answered directly. There is no chain of communication to work through, because the person doing the work is the person you have been talking to since the walkthrough.

Keeping it right afterward

The things that age a remodel early are usually cheap to prevent. A bath fan that vents into the attic and a gutter that overflows onto the same wall every storm will do more damage over the years than daily use ever will.

We walk you through what your specific project needs and how often. Some of it is annual, some of it is once every several years, and most of it takes minutes.

If something we built is not behaving the way it should, call us. We would rather look at it than have you live with it or have somebody else guess at what we did.

Questions people ask

Three-season or year-round?

That decision drives the whole build. A year-round room is a conditioned addition built to the same envelope standard as the house; a three-season room is enclosed and weathertight but not.

Can we enclose our porch?

Often, if the existing foundation and roof can take it. We check both first, because a slab that was never meant to carry a conditioned room leaves you with a cold floor you cannot fix afterward.

How do I know if siding needs replacing or just paint?

If it is soft anywhere, or you have visible seam separation, paint is buying you a year. We can tell you which one you are looking at from a walkthrough.

Will we be able to live in the house during the work?

For most single-room projects, yes. Full home remodels and larger additions are harder, and we will tell you honestly at the walkthrough whether staying is realistic.

Who is actually on site?

The people you met at the walkthrough. Igor stays hands-on, so when you have a question at the job site, the answer comes from someone holding the tools.

How long does a project like this take?

We will not give you a timeline over the phone, because the honest answer depends on what is behind the walls. Once we have walked the job, you get dates. A single bathroom tends to land in the few-weeks range, and full remodels take months.

Let us take a look at your sunroom installation project

Call (678) 665-7771 or send a note through the contact page. Igor will come look at the space, talk through what you want, and give you a straight answer on scope. There is a ceiling on how many projects we take at once, and we hit it on purpose. Volume is what Igor left behind.
