Flooring Remodeling in the north metro

Tile, waterproof plank, heated floors and the substrate work underneath.

How we approach it

Almost every flooring failure we get called to look at is a substrate failure. The floor was not flat, or it was not dry, or the material never acclimated before it went down.

So the sequence here is always the same: check flatness with a straightedge, test for moisture where it matters, correct what needs correcting, and only then talk about materials.

What we check before we start

Every flooring material has a flatness tolerance, and most houses do not meet it out of the box. We check the floor with a straightedge before ordering anything and level where it is needed, either with a self-leveling compound or by addressing the framing if the problem is structural.

That is the pattern across this whole category. The visible work is the easy part; the question is always what it is going on top of, and whether anyone looked.

What goes wrong in flooring work

Every one of these is something we have been called in to fix after somebody else did the job. They are the reason the sequence above matters.

Flooring Installation

Installing over a floor that was never checked for flatness. Plank floors telegraph every dip and the locking joints eventually separate.

Tile Installation

Large-format tile over a bouncy floor. The tile does not bend, so the grout cracks first and then the tile does.

Heated Floor Installation

Not testing continuity at each stage. A cable nicked during tiling is invisible until the day you turn it on.

Waterproof Flooring Installation

No expansion gap at the walls. The floor has nowhere to go when it expands and it lifts in the middle of the room.

How a job actually runs

A walkthrough, not a sales call

We start by looking at the space together. You tell us what is bothering you about it and what you want instead; we tell you what is realistic, what it takes, and where the money actually goes.

Demo, then an honest conversation

Once things are open we can see the framing, the substrate and whatever the last crew left behind. Anything we find gets shown to you with a plan attached, not buried under new drywall.

The build, run on a schedule you can see

Same crew, predictable days, the space swept before we leave. Remodeling is disruptive enough without wondering whether anyone is showing up.

What moves the number on a job like this

We quote after we have walked the job, never before. Posting a figure here would just give you a guess. What we can do is lay out the handful of things that really decide what a project costs.

Start with the plumbing and electrical. If they stay put, the job is mostly surface work and finish. If a drain or a circuit has to move, we are opening the house up and scheduling trade work around it, which adds time and money.

After the layout question, look at the age and upkeep of the house. Water damage or patched framing behind the finishes will add more time than upgrading a faucet or a tile line.

What it is like to have us here

Predictable hours, the same faces, and a site that gets cleaned before we leave. Floor protection and dust barriers go in before work starts.

You will know who is coming and roughly when. If a subcontractor is on site for a day, you will know that in advance too.

Questions get answered directly. There is no chain of communication to work through, because the person doing the work is the person you have been talking to since the walkthrough.

Specifying the job

Homeowners spend a lot of time choosing tile and fixtures. The products that decide how long a remodel lasts are the ones underneath, the underlayment and the waterproofing, and almost nobody asks about those.

So we specify the hidden layers to a standard and let the visible layers follow your budget. That is not a sales position, it is just where the risk actually sits.

If you have already bought materials, bring us in before installation rather than after. Some products are much harder to install well than others and it is better to know in advance.

What the schedule actually looks like

We give you a real schedule after the walkthrough, and we tell you when it moves. Most schedule slippage in remodeling comes from two places: material lead times and things found during demolition.

Lead times we manage by ordering early. Cabinets, windows, specialty tile and anything custom gets ordered before demolition where the sequence allows, so you are not living in a half-finished room waiting on a delivery.

Discovery we manage by budgeting time for it. On any house over about twenty years old, something turns up. Planning as though nothing will is how projects end up months late with everyone frustrated.

Where this is

Questions people ask

Do you have to remove the old floor first?

Almost always. Floating a new floor over an old one that was never flat just moves the problem up an inch, and it shows within a year.

What holds up best in a house with kids and dogs?

Waterproof plank flooring, in most cases. Tile is harder wearing but colder and less forgiving underfoot, which matters more than people expect.

Can you do heated floors in an existing bathroom?

Yes, when the floor is coming up anyway. Retrofitting heat without pulling the finish floor is not something we would recommend.

Do you handle permits?

Permits are on us. Work that needs one gets one, including additions, structural changes and most plumbing or electrical moves, and every one of them gets inspected.

How long does a project like this take?

We will not give you a timeline over the phone, because the honest answer depends on what is behind the walls. Once we have walked the job, you get dates. A single bathroom tends to land in the few-weeks range, and full remodels take months.

What happens if you find something unexpected?

You get a call that same day, with photos. We explain what we found and how we want to handle it, and nothing gets covered up without your knowledge.

Thinking about flooring work?

Call (678) 665-7771 or send a note through the contact page. Igor will come look at the space, talk through what you want, and give you a straight answer on scope. You will deal with the same people from the walkthrough through the final punch list. On a job this disruptive, that matters more than most people expect.
